PROJECT NAME:
Rose and Crown - Banff Caribou Corner
WHAT TYPE OF WORK WAS REQUIRED:
Building envelope renovation and roof repairs
WHAT WAS THE PROBLEM:
The owners- The Best Of Banff -wanted to give the building more of a retro look. As the building is almost 90 years old and had two additions attached, we were unsure of what we may find when the existing stucco and lath were removed.
WHAT WE DISCOVERED:
The seven small inspection ports we cut revealed that we would be dealing with at least four substrates, with unknown conditions. After 90 years of service in The Rockies, a building can be expected to show some wear and tear. Most of the details concerning the new system would need to wait until we knew what we were dealing with.
After the stucco and lath were removed we discovered that the two layers of #30 building paper had performed wonderfully. The original wood plank substrate was in pristine condition. With nine decades of evidence of its worth, we decided to return to the past and use two plies of #30 building paper again, instead of the newer synthetic options available.
WHAT THE SOLUTION WAS:
In addition, the walls were built out to provide an air space so any moisture that did flow through the vapor permeable membrane would have a path to exit the system, which has a stucco and cement board face. New windows were added as well as beautiful fenestrations.
WHAT WAS THE RESULT:
The result is an iconic building now has a new look which should last as least as long as the original.
